Spring Maintenance Checklist
Spring is recovery season. Inspect for winter damage, prepare your cooling system, and get your outdoor spaces ready for the warmer months ahead. These tasks prevent problems and set you up for summer.

Inspect Roof for Winter Damage
Winter weather can damage shingles, flashing, and vents. Catch problems now before spring rains cause leaks.
- Use binoculars to inspect from ground level (safer than climbing)
- Look for missing, cracked, or curling shingles
- Check flashing around chimney, vents, and skylights
- Look for debris accumulation in valleys
- Schedule professional inspection if you see damage or roof is over 15 years old
Clean Gutters and Downspouts
Winter debris plus spring blooms clog gutters. Clean them before heavy spring rains cause water damage.
- Remove all leaves, twigs, and debris
- Flush downspouts with garden hose
- Check for leaks at seams and corners
- Ensure downspouts direct water at least 4 feet from foundation
- Repair any sagging or loose sections
Schedule AC Service
Have your cooling system inspected before you need it. Spring appointments are easier to get than emergency summer calls.
- Schedule with licensed HVAC contractor
- Clean or replace air filter
- Clear debris from outdoor unit (2-foot clearance minimum)
- Test cooling function
- Ask about refrigerant levels and coil cleaning
Inspect Foundation
Freeze-thaw cycles can cause or worsen foundation cracks. Walk around and check for new damage.
- Look for new or widening cracks
- Check for water stains indicating basement seepage
- Ensure soil slopes away from foundation on all sides
- Look for signs of settling (doors/windows sticking)
- Document any concerns with photos for monitoring
Full Exterior Walk-Around
Do a thorough inspection of your home's exterior. Winter can cause damage you won't notice until you look.
- Check all siding for damage, cracks, or loose pieces
- Inspect wood trim for rot (probe with screwdriver)
- Look for paint peeling or bubbling
- Check window and door caulking
- Inspect deck and railings for winter damage
Check Drainage and Grading
After the first good rain, walk around during or after rainfall to see where water goes.
- Watch for water pooling near foundation
- Ground should slope away from house at 1 inch per foot for 6 feet
- Check that window wells drain properly
- Ensure yard drains don't point toward house
- Address any pooling issues before they cause damage
Test Outdoor Faucets
Frozen outdoor faucets can cause pipe damage that doesn't show until you turn them on.
- Turn on each outdoor faucet
- Watch for leaks at the faucet and inside the house
- Low pressure or no water may indicate frozen/burst pipe
- Check vacuum breakers if you have irrigation
- Repair any issues before you need outdoor water
Test Smoke and CO Detectors
Test all life-safety devices. Replace batteries even if they're not dead - once per year is the rule.
- Test every smoke detector

- Replace all batteries (mark your calendar)
- Check expiration dates (replace units over 10 years old)
- Clean with vacuum attachment to remove dust

Clean Dryer Vent
Lint buildup is a fire hazard. Clean the entire vent line, not just the trap.
- Pull dryer away from wall and disconnect vent
- Clean vent from dryer to exterior with brush kit
- Check exterior vent flap opens freely
- Inspect flexible duct for crushing or kinks
- Consider rigid ducting if you have flexible plastic
Clean Windows and Install Screens
Let the spring light in with clean windows, and get ready to open them with good screens.
- Clean all windows inside and out
- Inspect screens for tears or holes
- Repair small holes with patch kit
- Clean screens with soapy water
- Clean window tracks before installing screens
Spring Yard Cleanup
Clear winter debris and prepare your yard for the growing season.
- Rake and remove dead leaves and debris
- Cut back dead perennials (if you haven't already)
- Remove any winter mulch from perennial beds
- Edge beds and borders
- Clear debris from lawn to prevent disease
Prepare Lawn for Growing Season
Spring is the second-best time to care for your lawn (fall is first). Get it healthy before summer stress.
- Rake to remove thatch and debris
- Aerate if soil is compacted
- Overseed thin or bare areas
- Apply spring fertilizer (follow local guidelines)
- Service lawn mower: oil, air filter, blade sharpening
Refresh Mulch in Garden Beds
Mulch breaks down over winter. Refresh it to suppress weeds and retain moisture.
- Pull any early weeds first
- Add 2-3 inches of fresh mulch
- Keep mulch 3 inches away from tree trunks and house siding
- Mulch helps retain moisture and suppresses weeds all season
- Calculate: 1 cubic yard covers about 100 sq ft at 3 inches deep
Prune Trees and Shrubs
Early spring (before leaves emerge) is ideal for pruning most trees and shrubs.
- Remove dead, damaged, or crossing branches
- Don't prune spring-flowering shrubs until after they bloom
- Never remove more than 25% of a tree's canopy
- Cut branches outside the branch collar (don't cut flush)
- Large trees: hire a certified arborist
Check for Pest Activity
Pests become active in spring. Look for signs before they become infestations.
- Check foundation and siding for carpenter ant frass (sawdust piles)
- Look for mud tubes from termites on foundation
- Inspect attic for signs of animal intrusion
- Check for wasp nests beginning to form
- Seal any gaps or entry points you find

Clean and Prep Outdoor Furniture
Get your outdoor living space ready for use.
- Remove furniture from storage
- Clean all pieces with appropriate cleaners
- Check for winter damage or rust
- Touch up any paint or sealant needed
- Replace cushions or covers if worn
Service the Grill
Before grilling season starts, make sure your grill is safe and ready.
- Check gas lines for cracks or wear
- Clean grates, burners, and grease trap
- Test igniter and replace if needed
- Check propane tank date (replace if over 12 years old)
- Stock up on propane or charcoal
Power Wash Exterior Surfaces
Remove winter grime from deck, patio, siding, and driveway.
- Use appropriate pressure settings for each surface
- Start with lowest pressure and increase as needed
- Keep nozzle moving to avoid damage
- Be careful around windows, vents, and electrical
