Evaluate Current Flooring

Before ordering new flooring, check what you have. Scratched hardwood can often be refinished for half the cost of replacement. Carpet over hardwood might be hiding a gem.

Evaluate by Flooring Type

  • Hardwood: Check board thickness — 3/4" solid wood can be refinished 3-5 times. Look for deep gouges, water stains, and warping. Surface scratches refinish easily.
  • Engineered hardwood: Check the wear layer thickness. 2mm+ can be sanded once. Thinner veneers cannot be refinished.
  • Carpet: Pull back a corner to check what's underneath. You might find hardwood worth saving. Matted, stained carpet over 8 years old should be replaced.
  • Laminate: Cannot be refinished. If it's peeling, chipped, or the pattern is dated, it needs replacement.
  • Tile: Check for cracked or loose tiles. Re-grouting can refresh tile that's structurally sound but looks dirty.

Refinish vs. Replace Decision

Refinish when:

  • • Hardwood has surface scratches but no structural damage
  • • Boards are not warped, cupped, or buckling
  • • The wood species and board width match your style goals
  • • Budget is tight — refinishing costs $3-8 per sq ft vs. $8-15 for new hardwood

Replace when:

  • • Boards are warped, buckled, or have water damage
  • • Carpet is matted and stained beyond cleaning
  • • Laminate is peeling or the style is severely dated
  • • Subfloor has moisture or structural issues
  • • You want a completely different material or look

Pro Tips

  • Check under carpet edges: Peek under a corner near a wall. Original hardwood hiding under carpet is one of the best finds in home improvement.
  • Test for moisture: Lay a plastic sheet on the floor for 24 hours. If moisture collects underneath, you have a subfloor issue that needs addressing first.
  • Get a professional opinion: Most flooring companies offer free assessments. They can tell you if refinishing is viable in 10 minutes.
